The Development / The Buying Process |
Buying property can be a be a daunting prospect but here at Mangroovy Real Estate
we want the process to run as smoothly and quickly as you do. To assist you, therefore, we will explain how the process works here in Sharm. Please note that property purchases are restricted to leaseholds of 99 years in the Sinai Peninsula. You will need to engage the services of an independent reputable local lawyer who will handle the legal aspect for you, as follows.
Essentially there are two main stages to the purchase process: |

Stage 1
- The registration and title deeds of the property need to be thoroughly checked. The paperwork must be properly verified; it is essential to see original documents.
- A check with the Notary Public in the administrative capital of the district, El Tur (95 km from Sharm), is required to ensure that there are no mortgages or pledges registered on the property which could give rise to a third party claiming title of the property.
- Your lawyer should check that all taxes i.e. Real Estate Taxes, are fully paid up.
- The sale and purchase agreement must be drawn up in Arabic (and your language) to ensure that you are not in any way exposed contractually.

Stage 2
- The property must be registered in your name (the purchaser) through the Real Estate Department and Notary Public offices in El Tur. This process can take anything from between three to six months.
- The property should be registered through the courts. This process takes between six to nine months and legitimises the purchaser as the new owner of the property
